Essentially, we rent a property and in turn list it on Airbnb for bookings. We manage a very successful Airbnb portfolio through properties we either own, rent or co-host. As a rental property, it is managed just like a normal private rental with weekly rent paid, regular inspections and a tenancy agreement signed by both parties.

All our listings are cleaned by professional cleaners as a standard practice after each booking, meaning it will be spick and span regularly.  We have a no parties, no smoking and no pets policy.  The property must be in perfect working order at all times and therefore we will ensure all maintenance is done in a timely manner (at the owners cost for major repairs and maintenance).   We will attend to minor repairs and maintenance to keep the property ready for hosting at all times.  It really is an Arrange, Relax and Benefit formula for you and the property owner.

If the owner and strata/body corporate (if applicable) have agreed, the property can be listed on Airbnb for bookings. The agreement is noted in the special terms of the tenancy agreement.

BnB Style can manage many types of property including apartments, houses, granny flats, spare rooms and even house boats and caravans. Most of our properties are located in tourist areas around Australia, popular wedding locations, popular corporate hubs and anything close to the CBD.

We can look after any property in all areas of Australia as long as it fits our model. We have systems and partners in place in all areas of Australia to help it be an Arrange, Relax and Benefit experience.

All our listings have strict rules of no parties, no smoking and no pets. Our strict sifting and qualifying formula for the “right” kind of tenants reduces the risk of anything occurring. We take out specific insurance and the Airbnb Host Guarantee also protects hosts up to $1,000,000 should accidents happen.

You will need to speak with your insurance company to see if they can include Airbnb bookings in your landlords insurance.

Superhosts are experienced hosts who provide a shining example for other hosts, and extraordinary experiences for their guests. There are strict qualifications that need to be met quarterly to continue as a Superhost.

What are the costs of your co-hosting service and how do you charge?2018-07-24T21:48:40+10:00

We charge 20% (excl GST) of the nightly rate after Airbnb’s fee and any cleaning fees which guests pay.  The total Airbnb payout is paid to BnB Style and then we pay you your share via direct deposit on a monthly basis. Payment of any other services will be requested via Paypal or Direct Debit.

Most of our properties are located in tourist areas, CBDs and popular wedding locations.  Ideally, the property needs to be fully furnished and self-contained.

 

Can BnB Style co-host my property just whilst I go away on holiday?2018-07-24T21:53:44+10:00

Yes.  There is no minimum time-limit.

 

What happens if a guest damages the co-hosted property?2018-07-24T21:57:36+10:00

The Airbnb Host Guarantee protects hosts up to $1,000,000.  Please note Airbnb explains on its website that ‘certain types of property such as jewellery, collectables and artwork have more limited protection’.  Hosts may want to secure or remove such valuables when renting their place and may want to consider independent insurance to cover such items.  We do recommend you have homeowners or landlord insurance cover regardless of the coverage that Airbnb offers.

 

Can I block dates when I do not want bookings?2018-07-24T21:54:19+10:00

Yes.  You can block out any dates you choose as long as there are no bookings already confirmed.  BnB Style will need 7 days notice of the dates you are wishing to stay.  This will ensure the property is available and ready for your stay.  During and after your stay you will be responsible for cleaning and any other costs pertaining to your stay.

Extras such as soaps, shampoo, conditioner, washing powder, dishwashing liquid/tablets, garbage bags, tea, coffee, sugar, milk, toilet paper etc will be covered by BnB Style.

Linen will need to be provided by the property owner.  Three sets of bedding and towels per person plus mattress protectors and pillow protectors are to be available at the property.  Alternatively, BnB Style can use a linen service at property owner expense.

Yes we can!  If your property is not already listed on Airbnb, we are able to set all that up for you under our Airbnb profile.

 

Will my property be cleaned before and after each guest stay?2018-07-24T21:56:06+10:00

Yes. Our cleaning partners are great cleaners and totally trustworthy.  If you already have a cleaning service, we are  happy to work with them.

If we are managing the Airbnb bookings for you then all our communication will be done via Airbnb as the host.

We  can complete guest reviews for you.  If you prefer to do it yourself, we are happy for this to be agreed to.  If, on the rare occasion there is a need to respond to a specific guest review, we will be in touch with you to discuss how you would like to respond.
